The person should have good experience in residential facilities management
This role will have line management responsibility for a wide range of post-sales customer
Support services concerned with the management, development and maintenance of the Site services and facilities.
It is envisaged that the Facilities department will comprise, but not be limited to the following sections: Building maintenance, Common area and common facility management (elevators, gym etc), Cleaning, Transport/ Car parking, Security, Utilities (including energy and waste) management, Safety.
Plan the quality and scope of facilities according to the quality & positioning of the projects- building design aspects, security measures, services planning, common facilities/ amenities to be provided
Plan and categorize the activities to be outsourced and kept in-house
Work out phasing and timelines for the project and decide on bearing costs of common amenities
Attend meetings with D&D during design phase and give inputs on design which will facilitate the maintenance activities and lead to cost savings for facilities
Develop the guidelines for facility activities on processes like budget planning, collection from customers, approval process, hand off to name few
Ensure that FM budgets are managed and controlled in strict accordance with KPDL financial policies and procedures.
Provide management with ideas and recommendations on how to maximizing FM opportunities through the portfolio
Review all existing outsourced maintenance and other FM contracts and renegotiate and re-tender where add-value is identified
Calculate and comparing costs for required goods or services to achieve maximum value for money
Ensure that all Office Service Equipment and contracts are managed effectively and efficiently to provide a customer focused service. This includes transport, stationary, postage, vending machines, water coolers, photocopiers, vehicles and travel provisions.
Provide a high quality service to internal clients based on agreed service standards with minimum complaints/lapses.
Implement a policy of continuous improvement and develop, present and implement new ideas to improve the scope and quality of service delivery standards
Ensure Capacity planning for services such as STP, WTP, Gen sets, Solid Waste Management, common area lighting etc.
Ensure that following facilities are managed with respect to cost and quality :
Building and grounds maintenance
Catering and vending
Health and safety
Utilities and communications infrastructure
Supervise and coordinate the work of contractors/vendors on projects
Ensure Timely payment of all the bills related to electricity, water and other supplies and facilities.
Monitor AMC Maintenance for all equipments ( elevators, power generators sets etc)
Comply with the company standards of quality, hygiene, purchase etc.
Oversee Preparation of annual budgets, MIS, manpower management ensuring smooth and cost effective operation of all resources with all the staff
Qualified Facility Management expert with a technical/ engineering background
Minimum of 8 years of experience of managing a similar function or in hospitality industry with desired experience/expertise :
Managerial experience with People Management skills ( both in-house and outsourced)
Knowledge of the FM industry
Extensive knowledge of retail construction, including site work, structural, mechanical and architectural considerations, electrical distribution and other utilities, landscaping and paving.
Knowledge of budgeting, cost estimating and supervisory skills are necessary
Candidate should have good negotiation skill
Well-developed interpersonal skills are required.
